Method of sale: Farm will be sold with the final bid price x the gross surveyed acres. Auction will be held at the site of the farmland. Tract 1 and Tract 2 will be sold in choice method. The top successful bidder of the round of choice will have the option to select one tract or both of the tracts. If the top successful bidder of the round of choice only selects one tract then which ever tract is remaining will then be sold. If the top successful  bidder of the round of choice selects both tracts then the auction will be over. Tracts will not be combined in any way.

Taxes: The current Real Estate Taxes according to the Lyon County Treasurer are approx. $1,135.00 per year on Tract 1 and approximately $1,195.00 per year on Tract 2. Seller will pay the 2022 taxes which are due and payable in March and Sept of 2023.

Possession: Possession will be on March 1, 2023. This land is available to farm for the 2023 crop year.

Terms: Purchaser (s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before March 1, 2023 when the buyer shall receive a clear and merchantable title to the property.
