Method of sale: These tracts will be sold with the final bid price x the gross surveyed acres. Auction of all the tracts will be held at the Zomer Company Auction Lot just South of Little Rock, IA on HWY 9 (4594 IA 9 St., Little Rock, IA). Tracts 1 & 2 will be offered in the choice method. The top successful bidder of the first round of choice will have the option to select either Tract 1 or Tract 2 or both Tract 1 & Tract 2. After Tract 1 & 2 are sold then Tract 3 & 4 will be sold in the order listed. Tracts will not be combined in any way. Once a tract is sold it will remain sold.
Taxes: The current Real Estate Taxes according to the Lyon County Treasurer are approx. $6,736.00 per year for all of the tracts combined. Seller will pay the 2022 taxes which are due and payable in March and Sept of 2023. Taxes will be reassessed due to recent survey.
Possession: Possession will be on March 1, 2023. These farms are available to farm for the 2023 crop year.
