Wind Tower Information: All Tracts are sold subject to a Wind Lease and Easement Agreement with EDF Renewables. The Lease expires on October 21, 2050.  Two wind turbines and transmission lines are located on Tract 3.  Transmission lines are also located on Tracts 1 & 2. The Easement for said turbines and their overhang and the transmission lines is perpetual subject to terms of said Lease. All future wind payments and proration to property owners will be pro-rated according to terms in said lease at the discretion of EDF renewables. Method of sale: Farms will be sold with the final bid x the final gross surveyed acres. This land auction will be held at Pipestone Livestock Auction parking lot (1500 7th St., SE, Pipestone, MN 56164). Properties will be offered in the choice method. The first successful bidder of choice will have the option of selecting choice of the parcels and then the remaining parcels will be offered choice until the final tract is sold. Each successful bidder of choice will be allowed to select 1 property and then choice will be offered again until all tracts are sold.

 

Taxes: The current Real Estate Taxes according to the Pipestone County Treasurer are approx. $2,970.00 per year on Tract 1, approx. $2,419.92 per year on Tract 3 and approx. $5,833.80 per year on Tract 3. Seller will pay the 2021 RE taxes when due and payable.
